Guide to Buying your Home
The list below gives a brief outline as to what we will be doing at each stage of the process. Don't worry though; we will make it clear what you need to do every step of the way. We pride on our friendly and approachable service, so if you would like more details on any particular stage please ask.
- Stage 1: Sale Agreed

We will:
- Request the Agreement and contract papers from the Seller's solicitors including the Fixtures, Fittings and Contents Form and the Seller's Property Information Form
- Carry out a local authority search and any other necessary searches and check the results when those are received
- Raise Additional Enquiries of the Seller's solicitors (pre-contract enquiries) as necessary including leasehold enquiries if the property is leasehold
- Report to you on the contract papers and arrange for your signature of the contract and all other necessary paperwork
- If applicable review your mortgage offer from your lender and any survey report or valuation report as provided to us and arrange of your signature to the Mortgage Deed
- Stage 2: Exchange of Contracts
- This is where the deal becomes legally binding. Up until this point either you or the seller can simply walk away from the transaction.

We will:
- Arrange for you to provide us with the deposit needed to exchange contracts
- Exchange contracts on your behalf and send the signed contract and deposit to the Seller's solicitors
- Arrange final searches
- Request funds from you / your lender in preparation for completion
- Stage 3: Completion

We will:
- Hand over the balance of the purchase money to the Seller's Solicitors on the agreed completion date
- Receive and check the title deeds received from the Seller's solicitors
- Arrange for the submission of your Land Transaction Return and the payment of any Stamp Duty Land Tax that is due
- Register the transfer at the Land Registry
- Once registration of the property has been completed send the deeds to you / your lender
